PLANS to build up to 1,800 homes near the A419 by South Marston have been submitted by a major land owner and developer.

The development, which will also include a sports hub, a local centre, open spaces and “significant education provisions”, would be known as Great Stall East.

Capital Land Property Group’s plans (reference: S/OUT/17/1990) form part of Swindon’s New Eastern Villages scheme and cover more than 213 acres.

The New Eastern Villages urban expansion scheme includes a proposed 8,000 homes to the south east of Swindon and is one of the largest such expansions in the UK.

Capital Land Property Group now control over one third of the land (approximately 740 acres) in the scheme.

It has also established its own associated company, Capital and Country Homes, which will take an active role in building and delivering a significant amount of the scheme.

It is hoped that this approach will ensure that Capital Land Property Group can take account of local wishes, needs and concerns, and address the infrastructure requirements through its land holdings.

Jeremy Francis, chief executive of Capital Land Property Group, said: “I am extremely pleased to submit this planning application for Great Stall East. It has come after many months of hard technical work and it follows very constructive and collaborative meetings with Swindon Council, all culminating in a public consultation held in September.”

“Involvement of local people in our decisions is key and I want that dialogue to continue whilst the application goes through the democratic process.

“I want to thank all those involved with the project for helping us achieve this major milestone.”

The plans include land for a 10-form entry secondary school with sixth form, a two-form entry primary school and attendant sports pitches, plus a sports hub and a local centre including up to 1,000sqm for shops, cafes, hairdressers and other businesses.

The development would be accessible from the A420 and would also feature a country park, allotments and other green infrastructure.

Jeremy added: “Using our experience of acquiring land holdings both locally and elsewhere in the UK, and now having a development arm to ensure delivery, means that Capital Land Property Group have the resources, finances and ability to deliver major schemes that we, and future generations, can all be proud of.”
