Regeneration for better...or worse?

THE £215m regeneration of Regent Place could cost shopkeepers in the area their livelihood.

Worried retailers say that with rents rising and prime properties being quickly snapped up they fear for their businesses.

Shopkeepers in the area around Granville Street car park say they have been kept in the dark about the plans and the first they knew about the contract being signed was when they opened yesterday’s Adver.

Alison Smith is the owner of Mail Boxes Etc, on Commercial Road. She has been at the shop for seven years, and bought the franchise three years ago.

She said: “This is a growing business and this is an ideal location for us – near to the town centre but also in the commercial area. I have been pro-active and have been looking for properties but the problem is that i just don’t know what is going to happen.

“Rumours fly around but I wasn’t told anything official about this decision. There’s been nothing telling me what the timetable is or what is going to happen to my business.

“I just don’t know whether I will be able to find a shop I can afford in a location that works for my business and that is a real worry.”

Simon and Gillian Hancock, from the Iced Lilly flower and cake shop, in Morley Street, received a letter from Modus Properties telling them about the announcement of the contract 24 hours after it had been publicly announced.

Simon said: “As someone who has lived in Swindon all his life of course I welcome the development of the town centre – anyone can see it needs it, but from the point of view of a business I think this could have been handled a lot better. We’ve been kept completely in the dark, which makes it almost impossible to grow as a business.

“There’s no point in spending money on a property if you don’t know when you’re going to be turfed out of it.

“It’s all very well getting the big boys, like Debenhams and House of Fraser, into Swindon but how is that going to make it different from anywhere else?

“What makes somewhere like Bath such an attractive place to shop is all the independent places and they’re exactly the ones who are being driven out here.”

Gillian agreed: “People aren’t going to come to Swindon for the same old shops they can get anywhere. But this could see shops like ours being driven out of business.”

Jonathan Brown, manager of Swin City comic book shop, said: “We have worked at marketing our business and making sure people know where we are. I think we’ve finally got to that point but suddenly we find we’ve got to move.

“There’s been no communication so it’s been very difficult to make plans. From our point of view this hasn’t been handled very well.”

'A major step forward'
COUNCIL leader Rod Bluh, said the Regent Place project is extremely good news for Swindon.

He said: “A major step forward has been taken in the regeneration of this town. It may not be the biggest scheme in the country but it is the most important in that the retail half of this project is the focal point for it.

“Without that element the other parts of this scheme just wouldn’t fit together. This is great news. To deliver this deal and have talk of the college scheme and the Union Square scheme on the horizon shows that Swindon is really bucking national trends when it comes to thinking big in difficult economic times.

“This is a real vote of confidence in this town. It is investment in our town where schemes elsewhere are being cancelled. What this illustrates is the inherent strength of our town. The whole point about this is that although we have signed this agreement the retail elements they refer to will not be up and running until the worst of the economic downturn is out of the way.”

IF it takes as long to happen as it did to sign up contract you people shoul be ok. Why have these Swindon company lot been drawing a wage, or were they seconded by the White Boarding Company Plc

Of course its for the better. It may not be perfect, but it cant fail to be better than waht is already in the town centre.

That wont be In the near future then. Flats first.Followed by a partial regeneration,ie..
Boarded up properties will have old
boards replaced by nice new ones.
Every thing else put on hold.

These retailers have a very good as they are typically non-clone retailers (i.e. bog standard high street names) potentially providing a unique service. As they have such tight margins they'd never be able to afford a unit in the new centre.

I feel most for the shops on Morley Street some of whom were kicked out of the market (a year before they should of been as it's still standing).

I think Swindon needs some new big stores to attract shoppers from out of town. Unfortunately this will be to the detriment of all the small individual shops. Places like Bath and Cardiff have managed to keep theirs and it's so nice to go there and find all the small different shops. We don't want to end up like Milton Keynes!

I don't think they will be able to afford to be part of the new shopping centre, but I do hope they don't disappear altogether as we need them too.

All of these retailers have known for years that Morley Street would be demolished during the regeneration of the town centre.

They were told when initial plans were first granted, which was around the year 2000 I think.

The rent has been cheap here ever since.

No previous retailers were 'kicked out' of their shops on Morley Street, infact they have all been in a very generous position having around 8 years to find new premises!

Not many people can say they ever have that much notice.

As for Swin City in the main picture they opened about 2 years ago, long after it was known the street would be demolished.

Would you invest in a property without checking local plans and potential developments? No! Land searches would have also brought this up so NO ONE can say they didn't know!

Personally, I would like to see all the businesses on Morley Street move to Commercial Road to stop it looking like one large job centre.

The question in the poll is to simplistic. Most people will vote yes because anything is better than what we currently have. But will it bring prosperity to the town. Obviously in the short term it will bring construction workers and associated trades jobs, which will help pubs, clubs, accommodation providers etc. Once the buildings are complete, what then.

We know Debenhams is apparently re-locating so probably no jobs there, and that at this stage is it.

Councillor Bluh is appearing on the FSB business programme on Monday so perhaps Swindon residents would like to contact the show, and ask the questions like, 'when is it going to start'. I'm I will also be asking that of him, so Mr Bluh, please have your answer ready. Swindon 105.5 6 to 7 pm Monday 8th.

Am I the only one to wonder what is going to happen to the old Debenhams site once the new stors is built? for as sure as eggs are eggs they won't be keeping two stores in the town

NAS - I'm glad I'm not the only one that despairs at some of the ridiculous things some people come out with on these boards!

Some people should take the time to inform temselves of what these plans are all about before coming out with such drivvle. The information is out there and easy to find, if you can be bothered to read it. For info, the suggestion is that the current Debenhams building will either be re-clad / re-furbished to be more attractive and a new tenant found, or will be demolished and a new bulding built to replace it. This is years away tho.

Even this story is scaremongering as far as I'm concerned. Like NAS says, the shops affected would've known about these plans for years. When a developer was sought for the scheme in 2004 it was clearly stated that the shops in Morley street woul need to be cleared. THIS INFORMATION WAS THERE FOR EVERYONE TO SEE. Why does the adver not state this rather than giving the implication that the Big Bad developer is bullyinh the small traders. I clearly don't want the small traders to dissapear or lose their livelihhods, but everyone knew these shops were going to be knocked down sooner or later.

I suspect it is not so easy for the traders to find alternative, affordable premises.
I doubt any developers, or councillors, have done any more than shrug their slopey shoulders over the plight of the traders.
The traders should be first priority, particularly those giving character or unique services.

Everyone from residents, shopkeepers to landowners (who will be affected by the redevelopment) were sent letters at the beginning of January this year, inviting them to the civic offices to put forward any protests/concerns/qu
estions to both the council and Modus. Unfortunately many chose not to attend for whatever reason, but if they had they would have learnt more about the plans and had a chance to have their say. I agree that people are being kept in the dark, but as plans had to be re-jigged it has been difficult for Modus to confirm any concrete plans or timescales (excluding the already confirmed plans for the new Debenhams site) otherwise they would be accused of messing people around. These shop owners would have been kept in the loop if they had bothered to turn up for this meeting, or if unable to could have sent a representative. It was a great opportunity to clear up any worries and get questions answered.

fineirish, do you not counter your own observations about those who didn't turn up. There was little to see. Why should the same people be excluded from the 'loop' second time around.

As far as I'm aware final planning has still yet to be approved, unless of course I missed the announcement. Also Debenhams are to relocate, that is not scaremongering, so any expansion of jobs will be minimal in that regard.

As I said I will attempt to extract some detail from esteemed council leader, but I'm not optimistic, it will be 'commercial sensitive' of course.
