Traders anger at 'doubling' of rent at tented market

FORMER tenants of Swindon’s tented market say doubled rent charges have scared them off returning.

The market is due to open its doors once more on September 25, but some former traders say they cannot afford to move back into the town centre landmark.

An open day was held yesterday to give prospective businesses a chance to look at the refurbished facility.

Debbie Mifsud, 47, ran aromatherapy store Miffies for five years before leaving when the market closed in 2007.

“I’m scared to come back,” she said. “I just wouldn’t be able to survive with these prices. When I was here before I was paying £500 a month but now they are asking £800 just for rent.

“I’m also concerned about the fact they are talking about a six-month lease and then renegotiating it. I just feel like there’s no security here.”

Ms Mifsud, of Toothill, was given six weeks’ notice when the market closed and ended up moving to a shop in Morley Street.

After a year she found she could not afford to stay in the premises and was forced out of business.

She said of the market: “I would still like to come back because it had something special, but at these prices I just can’t.”

Cyril Benson, who ran Jumbo Snacks for 12 years, said it would cost him almost as much to move back into the market as to stay in his new Havelock Street home.

He said: “Have they seen the number of empty shops in Swindon? And they’re still putting up their prices.

“I had four years left on my lease when the market closed down and now they are saying I would only get six months. The way things are at the moment that would be a risk.

“I spent money on getting the cafe right, then had to do it all again when I moved to Morley Street then Havelock Street. Now I would have to do it again.”

Andrew and Maria Halliday, who run gothic clothing store Moontanic, said new owners CJV properties were asking £140 a week for a plot that originally cost them £70.

Mr Halliday said: “The situation is quite ridiculous. When the market closed down we looked around for a new property and found a cheaper site in London than we could find in the town centre of Swindon.”

However, Mrs Halliday did have its plus points. She said: “You get such good passing trade.

“People are coming from the town centre and see something that grabs them, then come in to look around.”

Melvyn Davis, of the tented market’s new owners, CJV Properties, agreed prices were noticeably higher than in 2007.

He said: “The previous owners were losing a lot of money and that is why they were forced to close. We do not want to make the same mistakes. The six month lease is there to give security to us and the traders.

“We have had a lot of interest from businesses wanting to come into the market and we are really looking forward to the official opening on September 25. This will give Swindon shoppers more choice and I’m sure they will welcome its return.”

If the rents have gone up then the prices the stall holders will charge will have to go up so I feel no one will shop there, they may go and browse but thats it. This will be closed again by this time next year, traditional markets are great but this is a white elephant..

The market up at Blunsdon seems a reasonably sucessful venture as well as being popular..
Why don't CJV take a look up there, find out why that works and then adapt it for the tented market in town.

Swindon has the indoor market all wrong.
I was recently in Stockton (the swindon of the North) and they have a great indoor market and outdoor market. SBC should take a look up there to see what they're doing right. Their highstreet is about on a par with Swindon the market's are doing a thriving trade though

What will always **** it up is the SBC factor - when you have a council that had an established indoor market for over 50 years, decided to turn it into a car park, then decided to turn that car park back into an indoor market, then allow that indoor market to close, then decided to allow that market to open again after being shuttered for two years....
Give it another 12 months and they'll probably announce it is to close again and be replaced by another bloody hotel.

I have to say i think it is so sad that prices are so high, it no wonder the country is in finacial ruin. i remember when the market was where the house of franser is now, it was fantastic, i knew people that used to come from all over the country to come shopping in Swindon, now look at it. shops have closed down being forced out by ridiculous rent and council tax prices.
i feel sorry for the market people, miffies was a stall i used to go to all the time, it was great she was the only one where i could get my scented crystals from, now i dont go anywhere. we ask for more things in swindon. stop building hotels and help our market people come back, lower there rent to help them.
i have lived in swindon for 33 years and i used to go shopping with my mother from 8am and not leave until the markets and shops were closed, it used to be a great place to shop, now i prefer to go to Bristol shopping instead, if one person does that just think how many others do it, and all because our shopping centre does not offer the same facilities as other places. even the market at blunsdon is a joke these days!!
help the market people and the shop people to bring swindon back to the great shopping area it used to be!!

So old that you've forgotten where it actually was.
It was where the House of Fraser now is. It was closed when that part of the Brunel Centre was demolished to build House of Fraser. It was on the first floor, but I can't remember what was on the ground floor, I'm sure someone will know.

I think it is disgraceful the prices they are charging. We need a good market again. I remember the old market with Harry's Cut Price behind it. Used to love going in there.

I remember that too, it was nice to walk around and see what was on offer, even if most of it was crap, I remember the t-shirt printing stall most vividly.

Sadly we are losing our independent traders, it's not so often now you can handover your money straight to the shop-keeper himself and have a natter, now it's mainly large chain stores with some young sour-looking checkout employee insincerely mumbling 'thank you'.

What a sad situation our town is in when people remember the 'good old days' of a crappy 1980s market.

Jeez this place has gone to the dogs....

ALso, how much can it cost the owners to maintain a big top for god's sake? They're margins must be sky-high!

surely reducing the rent and having the place occupied would be better than the market staying empty, the traders would be earning and paying taxes, and the proof of whether it is worth it will be obvious if the traders stay there, they wont stay if they dont make a living. I say keep the rents as they were, give them 12 month leases and watch what happens. Regardless of whether market shopping is everyones cup of tea, obviously it was popular before as people made a living.
Developers and councils are too greedy and would rather see boarded up shops than busy shopping areas.

Well although i would love to see the market re-open and be successful--these terms and conditions do appear to be counter productive. The short leases would allow the owners to terminate them if another business more suited to their way of thinking--or perhaps to the Councils as as soon as the council decide on a regeneration plan--this leaves the door open to shut it down.I am fortunate to remember the original markets that were closed--in the name of progress. Replaced by what--companies that have failed and others now some of the biggest trouble spots here.People came to swindon from all the towns and villages far and wide to get the little nick nacks found in markets and the free or cheap parking and have a drink in the pubs with friends in a friendly atmosphere. Sadly swindon will never regain any of this as piece by piece successive councils have torn our town in pieces with no sign of any ideas on how to reverse the rot within. The Councillors do not listen to the people--more so since they became paid govt lackeys--and politically motivated ideals rule their decisions. Most of our senior officers are not swindonians and don't live here--WHY?

You're assuming that any councillors, might actually take notice of anything, beyond party politics, and that they might consider taking notice of the public.
I wouldn't hold my breath. They know so much more than the peasants know.
Mind you, they might reflect on results (or the lack of them), from the continuing regeneration policies, and then take public criticism on board.

Ah yes bobby--you do like to make a mountain out of a molehill--you forget a further post responding as i ratified my thoughts and concerns that the true picture was not at that time available--and on here confirming that. Your statements are typical of politically minded people who are incapable of relating to all the issues--just selective comments. That is a former tenants words--so as i said we did not have the full picture--therefore on the surface it was a reasonable rent as stated--being lower than when it closed. With service and security etc- that will be even higher. In fact the rents claimed in the original article were below the rents of 2007 so not expensive as you claimed--were they bobby? Was i in fact correct in my next post as to the fact the costs would be higher? Before this latest story commented on now!!!

The Tory Council wants to regenerate the town centre, so it says.

It tries to do this by two means:

1. recklessly wasting hundreds of thousands of pounds on pointless planning and business consultancy exercises - but most probably actually lining the pockets of their cronies with no practical progress to show for it - trying to prove that Swindon is in fact Oxford, Bath, London or, for that matter Paris - when it comes to pie-in-the-sky shopping aspirations.

2. squeezing the pips of small traders who will not be able to afford to even occupy a supposedly regenerated market hall (which the Council in any case shut down to make way for yet another doomed regeneration plan).

The Council's plans are downright misleading and show that they habitually take the ordinary residents and small traders of Swindon for fools.

They would do us all a favour by regenerating and resigning en masse.

For those of us who have no politics--but remember what has happened in this and previous councils--i believe the beginning of the end was when the labour council sold off the Brunel and publicly asked us what the money was to be spent on and the library was chosen--yet the money went to pay for council pensions--annd we never got the library--and no explanation what happened to the rest. So how come councillors responsible for that are still with us? Oh they were not tories were they?

The old tented market was an absolute hole, I stepped foot in there once to get a key cut and couldn't believe that the people that frequented that place actually still existed. It smelt of Cigarettes and Rotten Meat.
