RESIDENTS are worried that plans for a 17-storey skyscraper to replace Swindon College will overshadow their homes.

The proposed tower will dominate the Swindon skyline, as it will be the same size as the nearby David Murray John building.

An outline planning application to transform the Regent Circus site will go before a committee on Tuesday.

A supermarket, restaurants, hotel. cinema and public square are also part of the plans.

Developer Ashfield Land and Parkridge originally submitted plans for the residential tower to be 20-storeys, but was forced to reduce it to 17.

The Commission for Architecture and the Built Environment (CABE) slammed the tower concept in an independent review.

"There is no logic for the proposed shape or location of the tower and it will overshadow the proposed public square," it said.

A number of people who live near the site also feel that the huge residential block will be too tall.

David Dignum, of Edmund Street, said: "There is going to be 40 per cent reduced light. I'm calling it the tower of darkness. I feel for people as it is wrong that this is happening."

Coun David Wood (Lib, Eastcott) said that concerned residents have been in touch.

"I have heard reservations. A 17-storey tower has the potential to overshadow homes below and people are concerned about it.

"I will be at the planning meeting as will some residents to demand some answers. If the developers can't address the concerns satisfactorily, we hope the planning committee will ask them to rethink.

"We need to know how much of a shadow it will cast.

"I am in favour of the development, but we need to make sure it doesn't disadvantage those living around it."

Fred Blunt, of Edmund Street, said he did not welcome the height of the skyscraper.

"I wouldn't be too happy about it," said the 32-year-old. "It has been difficult for me to get a television signal because of the height of the college. It would be better if it was lower. But, overall, the development will rejuvenate the area, as it has becoming run down."

Barman Mike Boon, who works in the Beehive pub, was shocked to find out the proposed height.

"I'm a bit astounded that it is going to be 17 storeys. The size does concern me."

Paul Dolling,48, from nearby Wells Street, said: "If it will be 17 storeys, then it will be about the size of the Murray John building.

"I think the development is in the wrong place as there are too many people crammed into too small a space."

Peter Greenhalgh, the cabinet member for planning, highways and transport, said: "I don't think the residential building looks out of place. The design looks pretty good. It is an exciting development and is a sign of how much interest there is in Swindon."

Colin Turner, 65, of Edmund Street, said he was thrilled about the regeneration project.

"I think it is the most wonderful project I have ever seen," he said.

" I'm in favour of clearing the college, which is getting taken over by vandals."

why are these poeple moaning,they live in a town centre,if they want open spaces move to the edge of town,i think its a good idea to build up,it might make the town centre look a bit more interesting,if swindon centre is to be redesigned why not move onwards and upwards.

Once again the Tory Councillors who are all for this overdevelopment live well away from it in the leafy suburbs. They are playing 'building blocks' with peoples' quality of life, just like the inadequate transport of tens of thousands of new Northern Expansion reidents into town was overlooked!!!

Big ideas, little brainwork.

donkey i dont think you can blame the tories for the inadequate transport,if people in the northen expansion spend all their money on over priced houses and cant afford cars/motorbike/push bikes/skateboards,th

Have to say Donkey, I agree. Do we really need more homes in town? What we need is a town centre to be proud of. I just don't see how this will benefit the "redevelopment" of Swindon. Decent shops, resataurants fair enough, but no another Murray building type structure.
Did think it was quite amusing to read that Fred Blunts concern was because he couldn't get a decent signal on his telly! Just tickled me!

Oh I got it wrong then. Wherever you live, I bet you wouldn't like a tower block built outside your house. You'd be the one complaining then. It dosn't matter if you live in the town centre or not, we all have human rights and getting enough light is one of them!

keep it real what town center does not have tall biuldings? why should swindon be any diffent our town center need to move on and if space is an issue upwards is the place to go.

Nothing wrong with making the town better and more modern I'm all for it but we dont want to make the same mistakes that were made in the 60s and 70s where what was considered as buitiful modern looking towerblocks now look an ugly eyesore. Just because the trend is to build up dosn't mean it is the best thing to do.

And this is exactly the attitude that has kept Swindon back in the dark ages. A casino does not mean that everyone suddenly becomes gambling addicts, in the same way a new pub does not increase the number of alcoholics in the town. Swindon needs to be rejuvenated, and this is a good way of bringing in extra jobs ( for JW ) and money. The town has grown too big, and something needs to be done to spruce up the town centre. We have no decent amenities in Central Swindon unless you fancy going for a drink and fight at Angelo's. Why not a casino ? Better than 100 one bedroomed flats full of drug dealers !

Wrong again Donkey.

The sole reason for over-development in Swindon and everywhere else in the UK is a certain John Prescott and his regulations regarding brownfield developments.

Did you know that he's the joker who set down that there must be a minimum dwellings per hectare in any planning applcation but no maximum?

That means a developer can insist on as many properties as they wish within a certain development and nobody can refuse that application on grounds of over-development.

It's the Labour party who are destroying this country. Just look at Gordon Brown's miserable '35 million new homes' plan. It's already a failure before it's begun as every expert that actually knows what they're talking about has said it can't realistically be done.

Labour fail again and screw everyone into the bargain, what a surprise.

The Torys misinterpret the directions from the Government. They are not told to do half the ****-ups which they inflict on the poor old Swindonian, but it is a get out clause for their ill thought out fantasies.

Excuses, excuses ... how wonderful it must be to be a Conservative, I don't think.

Anyway, the Northern Expansion was dumped on the town by, you've guessed it ... The Conservatives. A certain Mr Nicholas Ridley MP forced it on us without a thought as to how the lanes would cope with such huge volumes of traffic.

Get out of that one!

For once Big Mac has got it correct. I'd already stated that it was labour driven at the end of the day.

The Northern expansion has been a great success no problems with traffic at all!

Considering the council seem to have already issued many more parking permits than there are available places in the locality, does anyone have any ideas for how the infrastructure is expected to cope with the fallout from this building? The more people you crush into an area the higher the crime rate etc. Yes, the area needs redevelopment, but do we need to create housing that is destined to reproduce the problems already occuring in the towncentre every Saturday night?

The traffic problems created by vehicles from the area in question are unreasonable, and could have been avoided by spending a little extra Tory Government revenue at the onset ... oh what's the point, you are, shall we say, without the necessary knowledge to give a balanced view of what you are writing about.

Sorry, back to the issue, I hope you all enjoy your seventeen storeys mega-structure, because I'm sure you do not live anywhere near to it, do you?

I'm really excited about the public square, Like it's a technical feature of awesome benefit to the world.
Basically we're looking at more flats with nowhere to park.

What is it with the people in this town? we moan when things arnt done, and we moan when people want to get on with things, the mechanics institute is a fine example of the small minded, progress blockers that is rife within this town. Left Right and centre you find people moaning that the place is falling apart, and is not too far from being unrepairalbe, yet, each and every planning application is blocked. This town, like any other town in the southwest of england has a chronic lake of housing, we all moan we cant find anywhere affordable to live, yet when it comes to someone building a large amount of flats we try to stop them (only reason why housing is so expensive is cos there are not enough places to live) we cant have it both ways people,get with the times people, housing will remain expensive until such a time there is enough housing to go around! i live accros the road from the planned development, and personaly i dont have a problem, i mean, progress and redevelopment on an existing brownfield site, can only be a good thing right?

Better than destroying a greenfield site is true, but the centre already has substantial parking problems, which are used as an opportunity to fleece residents of their hard earned cash.
Unless the social structure, along with sufficient schools, infrastructure, efficient public transport systems etc, are all in place, then to simply build more and more housing is neither redevelopment or progress.
Good that you use The Mechanics' as an example. The very fact that it has been allowed to decay and sold off for, somebody elses personal financial gain, is a great example of a greedy non caring society. The people that built the building had significantly less wealth than the average person of today, but were determined to improve welfare and society for the entire community.
The reason we moan and will continue to do so, is that we have seen ignorance destroy our town heritage and community spirit for decades.
I would sooner see The Mechanic' totally fall down and a garden created in it's place with commemorative stones or plaques recording the history of the great achievements of its creators, remembered for decades to come than have it ripped apart and mutated into a modern tower block for the profit of a visitor from London.

Your quite disturbing inablity to see the truth blinds you to the realities of what's happening in this country Donkey.

Labour ensure that developers can do as they please and Councils, whether Tory or Labour, are powerless to stop them.

Have you every heard of the Planning Inspectorate? It's a government agency, run by Prescott - before they finally got rid of the useless fool - that overturns Councils refusals of planning applications.

The over-development we're seeing in Swindon and everywhere else in this country is
directly
caused and encouraged by your beloved Labour party.

Maybe it's time you sat down, looked around at the terrible state of this nation and had a little think about changing your allegiances...

personally id prefer traffic lights at the blagrove roundabout so that people who live in this grotty town can get to work instead of having to sit and watch the rest of the country come in off the motorway and block the western way for those who live here

What is it with some swindonians??
They complain about building applications for swindon's front garden, and complain at the alternatives?
Im sure half of these people are just lonely and they have to make complaints so they have someone to talk to!
Shut your complaining, and move elsewhere if its such a big deal!
One question though, how can a 17 storey building be as tall as a 20 storey one?
