House prices remained steady in Swindon in November, new figures show.

The lack of movement maintains the longer-term trend, which has seen property prices in the area suffer a 0.3% annual decline.

The average Swindon house price in November was £216,350, Land Registry figures show.

Over the month, the picture was similar to that across the South West, where prices decreased 0.3%, but Swindon underperformed compared to the 0.4% rise for the UK as a whole.

Over the last year, the average sale price of property in Swindon remained level – putting the area 30th among the South West’s 36 local authorities for annual growth.

The best annual growth in the region was in Torridge in Devon, where properties increased on average by 6%, to £240,000. At the other end of the scale, properties in Purbeck dropped 5.4% in value, giving an average price of £314,000.

Winners and Losers

Owners of detached houses saw the biggest improvement in property prices in Swindon in November – they increased 0.2%, to £375,080 on average– but over the last year, prices dropped by 1.7%.

First steps on the property ladder

First-time buyers in Swindon spent an average of £ 185,910 on their property – £920 less than a year ago, and £39,320 more than in November 2014.

By comparison, former owner-occupiers paid £ 248,780 on average in November – 33.8% more than first-time buyers.

How do property prices in Swindon compare?

Buyers paid 16.7% less than the average price in the South West (£260,000) in November for a property in Swindon. Across the South West, property prices are lower than those across the UK, where the average cost £235,000.

The most expensive properties in the South West were in the Cotswolds – £388,000 on average, and 1.8 times as much as in Swindon. The Cotswolds properties cost 2.3 times as much as homes in Plymouth (£171,000 average), at the other end of the scale.

The highest property prices across the UK were in Kensington and Chelsea, where the average November sale price of £1.2 million could buy 14 properties in Burnley (average £84,000).
