A HOUSING developer is making its pitch to build 400 new homes near a Park and Ride east of Oxford.

The 400 'dwellings' could be built on a wedge of land between the Thornhill Park and Ride site and Risinghurst, and appear to be a mix of flats and houses.

As well as the new homes, developer Shaviram wants to build a hotel, an 'innovation centre' and new green spaces on land which is currently a field behind buildings south of the A40.

The company has already built an apartment block called Thornhill Court north of where it wants to place the new homes, which sits alongside the A40 on the site of the old Nielsen House.

Shaviram will submit a planning application in January and has named the site Thornhill Park.

But before it does, it has set up a website where it is asking people for their opinions on its plans.

The website said: "Our vision provides homes within a landscape led approach where we use the inherited green infrastructure assets to craft a new special place with a distinctive character and a strong community focus.

"We are responding to the issues of ecology, access, landscape and surface water management in an integrated way to create a multi-functional landscape.

"We want to provide a unique, established setting for open spaces and new homes."

In line with requirements set by Oxford City Council, the developer would have to make sure 50 per cent of all homes at Thornhill Park were affordable.

This could mean they are rented out cheaply, or sold at a cheaper than market rate.

On its website, the company sets out its aims for Thornhill Park and tries to address questions about the development.

The new site will only be accessible by turning left from a T junction on the A40, not a right turn.

And to limit the number of cars entering the site, a document on the Thornhill Park website says 'the parking is reduced to less than 0.25 parking spaces per flat': there is one parking space for every four flats.

To help residents with car travel, a car club will be set up; and a new controlled parking zone in Risinghurst will prevent Thornhill Park residents from leaving cars on nearby streets.

The comapany also says there are plans for a new cycle path and footpath connecting the site to Risinghurst.
