The first industrial unit at Panattoni Park in Swindon has officially been put up for sale - before the site has even been built.

Located on the former Honda factory site in South Marston, the £900 million park will span a whopping 360 acres and is planned to deliver 7.2 million square feet of real estate.

Despite developer Panattoni predicting that the site will take five years to be completed with work set to commence this year, the first unit is already listed for sale on Zoopla.

Advertised by agent Avison Young, the unit is described as being 25 metres tall and offering “bespoke yard depths, EV charging points, warehouse floor loading and power supply across the site”.

“The first unit is 950,000 square feet – that’s nearly half the size of the existing Honda factory which is 2,200,000 square feet,” boasts Panattoni’s development director James Watson.

But besides speculative photos of what the unit plans to look like, very little other information has been given about the industrial unit, its selling price or its potential use.

The first phase of "speculative development" will commence in the fourth quarter of 2024, the listing says.

Three sizes are listed in the advert - one just over 925,000 sq ft, and two just over 500,000 sq ft.

Once Panattoni Park is complete, the 7.2 million square feet of covered space made up of 11 units is predicted to boost Swindon’s economy by £200 million a year.

The manufacturing and warehousing development is also expected to create 7,000 jobs.

Not only is the site of huge importance to Swindon, but it even gained national attention when developers hosted Prime Minister Rishi Sunak and Swindon’s two MPs, Sir Robert Buckland and Justin Tomlinson, on Monday.

Rishi Sunak called Panattoni Park a "groundbreaking development" and said it will create "thousands and thousands of high-quality jobs" for the local area.

"What we’re able to celebrate today is one of the largest investments in the south, one of the largest development sites in the south,” he said.

"Everyone here can look forward to a brighter future.”
