Regent Circus bid is over final hurdle

THE company charged with demolishing the former Swindon College building has pledged it has overcome the last hurdle delaying the development.

Ashfield Land director Andrew Fisher yesterday announced the company had bought the remaining shares in development firm Regent Circus Ltd – which was originally set up to oversee the much delayed project.

It had been jointly owned by Ashfield Land and former venture partners Parkridge Retail Ltd, but the latter was liquidated in August.

Bristol-based Ashfield Land yesterday bought the remaining 50 per cent shares in Regent Circus Ltd and will now press ahead with the massive redevelopment scheme alone. It has said the much maligned building will be torn down before the end of the year.

On a separate planning topic, fellow company director James Digby has said the issue of bats living in the dilapidated college building was no longer causing a delay to the project and they will be rehoused in due course.

The £50m scheme will see the scrap land in the town centre transformed with a 52,000 sq ft Morrisons superstore, eight restaurants plus bars, a 30,000 sq ft six-screen cinema, 450-space car park, and offices.

It was also announced that Ask is the first national restaurant chain to lease a unit.

Mr Fisher said: “We have successfully negotiated with the liquidators PWC to acquire the 50 per cent share of the development company held by our former joint venture partners.

“This is excellent news because it ends any uncertainty associated with the Regent Circus scheme and means we can now press ahead with the regeneration of a key area of Swindon town centre.

“We are of course very pleased that Morrisons has committed to anchor the scheme, while we confidently expect to be able to announce the operators of the multi-screen cinema shortly.

“We also have a great deal of interest from national restaurant chains.

“To have so many inquiries from major retailers demonstrates how attractive the Regent Circus development is and the appeal of a rejuvenated town centre in Swindon.”

On the issue of bats, Mr Digby said: “The bat survey is just one of the very many technical surveys we, as developers, have to undertake under the legal requirements we have to adhere to.

“There is a legal requirement to survey and then to rehouse the bats. The matter is in hand and they will be rehoused in due course. It will not delay the development.”

Ashfield Land acquired the freehold for the site in 2006 and facilitated Swindon College’s relocation to a new £17m campus in North Star.

Maybe 'Comical Garry' Perkins will come out and tell us once more that the building is coming down? (He's got it wrong the last three times... a pronouncement on this one will be the ultimate kiss of death!)

This project has been a farce from beginning to (not yet realised!) end: An initially poor design, delays caused by lack of finance being blamed on nearby residents for having the temerity to question certain aspects of the plan, the totally insecure nature of the site leading to criminal behaviour, vandalism and thieving... The whole thing has just thrown into stark relief what a failure the supposed redevelopment of town has been.

But please please no plastic blooming restaurant chains.
May as well have a McDonalds, Frankie and Benny's, Pizza Hut or some other generic rubbish.

Norfolkin'chance of course - while Swindonians may be swede bashers even they are not stupid enough to vote back the woman who pledged to fight for the cause of local issues(run with the hare) then oppose the wishes of her constituents by voting with the Gov.t (hunt twith the hounds). They say lightning doesn't strike twice -let's hope they're right on that one!

The restaurant operators I've heard linked to the development would actually be a very welcome addition to Swindon.

Shame we have to have (another) Morrisons, but there we are. Let's just hope it happens. Quickly.

PLEASE PLEASE PLEASE let there be some high quality restaurants/bars, NO NEED for any McDonalds, BurgerKing or any other fast food places, the area is awash with fast food let's have some class and upgrade the centre of Swindon!

Do they really have enough space for all that they say they are going to build. EIGHT restaurants ???? Rather a lot and did'nt they once mention some flats as well. Or have they been dropped ? Oh yes I think they have, but hey LOOK more offices , wow !!!!

Couldnt we have a hotel or two some more offices to sit empty for years on end and some cheap flats for immigrants? What I suspect we'll end up with is that eyesore standing derelict for a good few years yet.

I don't have any particular dislike of Morrisons, the main issue I have is that there is already a large Morrisons in Swindon - so people have the choice to shop there if they wish. It seems a shame that a brand new, town centre supermarket has to be something that we already have in the town.

Can Swindon support 3 cinemas? Town centre regeneration could result in Greenbridge or Shaw Ridge degeneration.

I assume that the supermarket will be used by people living within walking distance. I can't see many people driving there and paying for parking when there are bigger stores out of town stores with free parking.

Whilst I would prefer a Waitrose I don't think Morrisons should be judged by the one in Haydon. The one in Northampton is a great shop.

In Bristol they had an old tower block, Bristol and West tower, in the centre, but rather than wasting it they did a spectacular refurbishment (still less costly than rebuild) and it's now a beautiful shimering blue icon in the centre housing quality apartments, hotel, restaurant etc. with public space with trees and flower beds in front. (Using the height, which is not overshadowing anything, gives you more space for other good stuff. And a denser centre reduces transport issues, as more people can walk and cycle and use a public transport hub.) Is there any chance Swindon planners could be persuaded to persue such a vision?
