Several floors at a massive office block in the heart of Swindon town centre remain empty, despite being on the market for two years.

3 Newbridge Square first opened in 2017 with then council leader David Renard and mayor of Swindon Maureen Penny helping unveil the building.

The modern eight-storey block offers high-spec offices with bright and spacious floors with sprawling views across the town from the upper levels.

Despite all of this, several floors are still on the market for rent, including the first floor which Swindon-based agents Kilpatrick & Co are managing.

“It has been on the market since 2022 and I haven’t had any interest in it since starting at the company which was a year ago,” said estate agent Alex Hill.

“To be honest it is very hard at the moment with any office building to get let since the Covid pandemic because people are working from home more."

There are 31 office suites on the first floor which are all fully furnished, being let with an array of office furniture and privileges.

This includes Nordic Ash desks, matching lockable under-desk pedestals and shelving storage units as well as ergonomic mesh-backed chairs.

Kitchen and shower facilities are included as well as office cleaning, discounted meeting room rates and building insurance.

The cost of the rent is not disclosed on the website, and Kilpatrick & Co informed the Adver that it is dependent on the application.

Alongside the pandemic, Mr Hill also believes that the cost of renting a large office in the town centre is not as accessible for modern businesses these days.

“I think the problem with offices at the moment is that you have got the possibility of a lot of them being turned into residential buildings,” he added.

“Unless they have that potential, people don’t seem to be as bothered and when you can work from home so easily there’s no need to have one and it is an extra expense.

“People are more interested in smaller offices and spaces where they have the whole office block to themselves compared to a big building like this.

“You have also got to consider business rates too.”

Elsewhere the sixth and seventh floors of the building are listed on the market with FI Real Estate Management.

The company lists 3 Newbridge Square as occupying “a prime position at the heart of Swindon town centre” and being “fitted with everything your business needs to step up to the next level”.
