Some floors in a town centre office block are nearly full, while others are still empty.

FI Real Estate Management announced that 17 businesses – including Hays Recruitment and Method Consulting - moved into the flexible serviced offices in 3 Newbridge Square last year as enquiries expressing interest in the site rose by 73 per cent.

This comes after the Adver reported in January that estate agents Kilpatrick and Co had struggled to attract interest in the 31 office suites available on the first floor of the eight-storey structure.

The building opened in 2017, then FIREM’s Fig Flex suite of five air-conditioned, sound-proofed meeting rooms and range of serviced offices opened in 2022 and are now 97 per cent occupied.

A spokesperson for the company confirmed that the FigFlex section of the site is nearly fully let while space available in the rest of the building and has received interest from potential renter.

Some space at remains available on conventional lease terms, with good levels of interest in the remaining 11,447 sq ft.

This space has been fitted out to CAT A specification and its floor plates cater to requirements from 1,000 to 8,300 square feet.

Future plans for the office block include further improvement works on the ground floor and a £250,000 refurbishment of the outside of 3 Newbridge Square to complement the £10 million work that transformed 1 Newbridge Square nearby.
